About Killean Farmhouse Bed and Breakfast

Just a short distance from Inveraray town centre, Killean Farmhouse was built in the 17th century and has served as a farmhouse and family home for many years. Recently converted into a bed and breakfast, we have retained that homely feel in all the rooms. This provides our guests with a sense of relaxation and freedom while enjoying everything that the Scottish highlands has to offer.

Set on 10 acres of Scottish countryside, the accommodation comprises of 5 large bedrooms in the main house as well as 7 self contained cottages*. Guests are welcome to wander around and explore our grounds or just sit and relax on the patio. Breakfast is included with all B&B bookings and is served in the main dining room and adjoining conservatory. Read the reviews - its delicious.

The bed and breakfast is a great base to enjoy many of the local activities in and around Argyll including walking, cycling, horse riding, canoeing, sailing and fishing.

*Our cottages are currently undergoing renovations and upgrades. We have 6 fully operating at the moment.

We spent a couple of nights in one of the cottages and had a lovely relaxing time. It was just two of us and our 5 year old and everyone enjoyed it. Location is perfect. Just 5 mins down the road from Inveraray and within half an hour or 45 mins of more beautiful places than you can shake a stick at. Inside the kitchen has everything, and I really mean everything, you need. Travelling with a small boy we very often self cater and so a well kitted out kitchen is a must and this ticked all the boxes. From a huge fridge freezer to ample cupboard space to every utensil and some. Cleaning equipment etc all in attendance. The living room and dining area were a great size with two sofas and a 6 seater table. The satellite WiFi was perfect and covered the whole cottage no bother. There are a selection of games as well. Bathroom was small but had all we needed. Warm shower and a clean toilet and sink with plenty of hot water. Bedrooms were clean and well dressed. My only gripe was the curtains are paper thin so unless you do as we did and bodge a blackout curtain from some blankets, it's pretty much daylight inside from 5am. Which for a 5 year old of course means it's time to get up and go crazy. Which for sleep deprived parents means much grumbling haha. So a note to the owners that some heavier curtains would make parents happier than you can imagine. Small complaint of course and doesn't detract from it at all.

Have just spent 2 weeks here in Oak Cottage. We've had a wonderful time. The surroundings are heavenly & it's blissful sitting outside with a cup of coffee listening to the wildlife & the stream running nearby. The provision for dogs is outstanding & yet when we walked into our cottage it was so clean & fresh you'd never know dogs had been there. The beds are extremely comfortable with superior bedding & pillows. All of the furniture was of an excellent standard which made our stay much more comfortable & enjoyable. Everything you need & then some more is provided in the kitchen. It's a perfect location for exploring nearby or further afield. Everyone is very friendly & helpful, special thanks to Lesley for her kind, attentive & friendly service. It's been an absolute pleasure to holiday here, so much so we didn't want to leave. We will be returning.

Absolutely heavenly. Very clean and was everything we wanted on a holiday. The only downside was we had problems getting the TV to work ,it took three days to get someone to look at it.

We stayed here to have a base to explore the area around and it was the best decision! It was off the road, so completely surrounded by nature and also no noises from the road close by. The cottage was cozy, had everything we needed and we could enjoy the peace and quiet when we were there. On top, the host was very easy and the beds were phenomenal!

I stayed at Killeen for a week and had a lovely time! Anson and Jenny were very welcoming and thoughtful hosts who had great knowledge of the area. The house is in a very beautiful area just outside of Inveraray, giving great access to local hikes, activities and the town. Rooms and house were spotless and the cooked breakfast was unreal - you’ve got to try the cooked tatties! 😍 If you’re visiting Inveraray you’ve got to stay here, we’ll definitely be back ☺️ Thank you Jenny and Anson! We were fortunate enough to be the first group of guests to visit this charming property. 6 people on 4 motorbikes. For the whole visit over 3 days, the hosts were very friendly, attentive and treated us like family. The stunning property speaks for itself and is very pretty period property in a breathtaking location, which has comfortable, spotlessly clean en-suite bedrooms, and a cosy day lounge for guests to use. The breakfast was plentiful and delicious. Local town Inveraray with its quaint pubs and eateries is a short drive away, and the host Anson even offered to drive us in and pick us up so that we could all enjoy a glass of wine. This Farmhouse is certainly where we’ll return to as a group and I also intend to bring my family so that they can experience this delightful property with its charming hosts.
